Briar Ridge Cabin LLC – Booking Policies and Guest Agreement

These terms apply to the registered guest and all individuals on the property during the stay. Agreement to these terms occurs at the time of booking.

Reservation and Payment

Full payment is required at the time of booking to secure a reservation.

A valid credit or debit card must remain on file for the duration of the stay and may be charged for damage or for violations of these policies.

The booking guest must be 18 years of age or older and may be required to provide government-issued ID to verify identity.
Check-In Procedures

Check-in time is at or after 4:00 PM. Guests may arrive later than 4:00 PM.

Early check-in may be available for an additional fee. Availability is not guaranteed. Guests should email in advance of their stay to inquire.

The cabin will be unlocked upon arrival.
-
A cabin key will be located on the kitchen table and must remain on the property.

A $20 fee will be charged for any lost or missing key.

Guest occupancy limit: Two guests total.

No pets are permitted. Registered service animals are allowed consistent with ADA guidelines. Advance notice is required.

Check-Out Procedures

Check-out time is 10:00 AM.

Late check-out may be considered on a case-by-case basis. Guests must email in advance of their stay to determine whether this option is available and whether an additional fee applies.

Before departure, guests must:

Place the key in the porch deposit box.
-
Place all used towels and washcloths in the shower.
-
Bag and place all trash outside on the porch.
-
Wash and return used dishes to their original locations.
-
Return all furniture and décor to their original placement.
-

A $50 cleaning or violation fee may be applied if checkout procedures are not followed.
Refund and Cancellation Policy
-
Full refund for cancellations made 10 or more days prior to the scheduled arrival date.

No refunds for cancellations made within 10 days of the scheduled arrival date.

No refunds for early departures, unused nights, or no-shows.
-
Weather-related refunds are only provided if local authorities issue travel restrictions or evacuation orders.

If the cabin becomes unusable due to unforeseen circumstances, guests will receive a full refund or the option to reschedule. This is the sole remedy provided.
Cabin Rules and Property Safety

General Rules

Absolutely no smoking or vaping inside the cabin.
-
No unregistered guests, gatherings, parties, or commercial use (including photoshoots) without written approval.

Quiet hours are 10:00 PM – 7:00 AM.

Respect the natural environment; do not disturb wildlife, remove vegetation, or litter.
Fire Safety & Burn Ban Compliance

Fires are allowed only in the designated fire pit.
-
All fires must be fully extinguished before being left unattended.
-
Guests must comply with all seasonal burn bans and local fire restrictions.
-
Violations may result in additional fees, fines, and/or removal from the property without refund.
Damage & Additional Fees
Guests are responsible for any repair or replacement costs associated with:

Broken or damaged furniture, décor, or appliances
-
Excessive cleaning needs (spills, stains, smoke or vapor odor, etc.)
-
Unauthorized pets or guests
-
Fire damage or misuse of the property
Charges will be applied to the card on file. An itemized statement will be provided to the guest upon request.
Wildlife & Pest Acknowledgment

The cabin is located in a rural environment where insects and wildlife may be present indoors or outdoors.

Sightings or encounters with wildlife or pests do not constitute grounds for refunds or cancellation.
-
Guests must not feed wildlife or leave food uncovered.
Maintenance Access Clause

The owner or authorized personnel may enter the property for maintenance, repairs, inspections, or emergencies.
-
When possible, reasonable notice will be provided.
Liability, Indemnification & Hold Harmless

Guests assume all risks associated with staying at a rural property, including terrain, wildlife, and weather-related hazards.

Briar Ridge Cabin LLC and its owners are not responsible for accidents, injuries, or loss of personal property.

Guests agree to indemnify and hold harmless the owner and Briar Ridge Cabin LLC from any claims arising from their use of the property, except those resulting from the owner’s gross negligence or willful misconduct.

Guests agree to use the cabin responsibly and comply with all posted and written instructions.
Governing Law and Legal Venue
This agreement is governed by the laws of the State of Indiana.
Any legal dispute shall be resolved in a court of competent jurisdiction in Ripley County, Indiana.
Enforcement
Violations of any of these policies may result in immediate removal from the property without refund.
Acceptance of Terms
By booking the reservation and completing payment, guests acknowledge that they have read, understand, and agree to all terms contained in this document.
